A wonderful family home in Halls Head with water views and endless possibilities

I had the pleasure today of touring a remarkable and unique 1993 built home at 33 Hill Street in Halls Head.

It is listed at “Buyers Over $849,000”; Jill Zimmer from SLP is the listing agent.

Here are my top take aways:

The views from the balcony on the main level are nice, but currently partly blocked by trees. But those trees are in your back yard, so if you prefer the views, a pole saw and a trip to the tip will give you million dollar views of the water. The house is on a hill (cough Hill St cough) and the view overlooking Mary St Lagoon boat ramp and the inlet down to the foreshore is wonderful. But if you’d prefer the greenery and privacy, the back yard is just as suitable. The established trees create a beautiful feeling of seclusion, making the back yard a perfect place to relax. There’s a basketball ring and enough space to shoot around a little.

The master bedroom is upstairs from the main living spaces, and has incredible views from its balcony too. The parents will also enjoy a massive ensuite with spa and a generous lounge/retreat area.

Back to the main level, you’ll find just the most gorgeous sitting/lounge room. It has 2 massive (almost) floor to ceiling windows with a small pond and lots of greenery on the outside. The night-time photos look lovely, but during the day was even better. I could imagine myself using that as a space to relax, maybe pull out the laptop and do some work, or read a book.

There’s a lovely outdoor area also on this level, sheltered from the wind by the home on three sides. And the spacious kitchen / dining / lounge area gives a sense of connectedness in the home.

Downstairs are a couple more bedrooms and another living space, perhaps a teenage living area; or you could get creative and AirBNB that part of the home.

The separate living areas work well. Some homes are designed in a way where it feels like everyone is constantly in everyone else’s face. Other homes squirrel everyone away to all live like strangers. This home strikes a wonderful balance of connectedness and privacy.

The brickwork, high vaulted ceilings, flooring, and wonderful established gardens, really make this house feel like a home. It’s ironic that it would take a 1993 built house to give me that kind of feeling, but in so many modern estates I honestly feel like I’m driving through clonesville; every home looks the same, with no personality. I lived in one once and I swear I would miss my own driveway even after 2 years of living there. 33 Hill St oozes personality without trading away practicality and beauty.

There’s something like 329m2 of living space, and the property uses every square centimetre of the 615m2 block quite well.
