The best block of land in all of Mandurah

Every now and then I come across a piece of property that I can’t for the life of me figure out why it’s even available, let alone so affordable.

This block of land is one of those pieces of property.

The block is situated in the Eastport Canals of Wannanup, at 20 Houtman Lane, an extremely desirable place to live, holiday, retire, raise kids, and enjoy the waterways. And it’s listed at just $399,000. But this block isn’t just your ordinary canal block. Not only do you get to build right on the water, but you’re facing the incredible Peel / Harvey Estuary. Depending how high you build you may be able to keep those magical views forever.

In addition, the block is a corner block. Corner blocks in regular suburbia are an absolute pain in the arse, but on the canals, they’re very desirable. This block gives you a whopping 43 metres of water frontage.

Additionally this particular little island is a gated community, so security is improved compared to what you’d normally expect. If you’re using this as a holiday home or a FIFO base, you’ve got that little bit of extra piece of mind. It would also make a perfect little short term rental.

Honestly I couldn’t for the life of me understand why you’d rather buy and build in suburbia when you could get this for the same price; crabbing, fishing, kayaking, boating… it makes even the thought of living in Karrinyup utterly depressing.

Oh one other thing. It’s facing east, so you could build a wonderful outdoor area sheltered from the prevailing winds and still be facing the water.

Ok so what’s the catch? Why is this block such a bargain?

There’s one downside to the block, and that’s the size restriction on what boat you can moor at the property. There’s a bridge leading to the canal that restricts the height of boats that can access the area, and you’re limited to boats of 7m in length. So if you own one of those million dollar yachts I keep drooling over then this isn’t the block for you. But if you own a boat of more modest proportions, this might just be the patch of dirt for your dream home.
