The house with the most epic views I have ever found in Mandurah

Every listing with water views describes the home as having spectacular views. But often the drone shots overstate how nice the views really are from the home itself, or the water is just kind of off in the distance and feels a little “meh”. And to be fair, we are spoiled with homes in Mandurah with stunning views. The canals, regardless of size, are almost always amazing, with water right up to your back yard. The oceanside homes, Dawesville Channel homes, estuary homes… there’s water everywhere and plenty of real estate that makes the most of it.

But today I went through a home that had views like you wouldn’t imagine. The photos just could not do it justice. It was 11 Tanjinn St in Dawesville.

It’s an older home, and I’ve been wanting to look inside for a while. And the photos of course pointed out that it had estuary views and was very close to the water. But they simply did not prepare me for what I was to witness.

As you drive over the hill towards the house you catch sight of the water and realise just how perfectly situated the homes on this street are. They’re insanely close to the water, but up a steep enough slope that you are able to capture views for miles.

As I walked into the front door of this home, then right to the back of the house to the balcony of what is essentially the third story, I was just blown away. The views are probably better than just the best in Mandurah, they’re some of the best views you will find in Australia.

The home captures the massive estuary almost as far as the eye can see, hills and islands in the distance; boats and jet ski’s littering the water; today had the perfect weather to be out enjoying our waterways. It was just enchanting.

Prior to viewing I had wondered if the home might make a good investment; perhaps a fixer-upper, or a versatile airbnb, and I left wondering what I’d need to do to secure the property to live in.

I was reluctant to even write about it, as I would hate to decide I want to buy this and miss out. But I owe it to whoever out there would adore just such a home as this to give you a chance at owning it.

The home is extremely unique. You could basically house two households within the home. Each of the top two floors has all you need to live (kitchens, laundries, bathrooms) and the pool at the bottom floor has a large indoor area for showering or relaxing out of the sun.

While the home is no longer modern, it’s not really tired or dilapidated at all. In fact, it would be an utter shame for whoever renovates this to destroy any of the original charm - the ornate cornices and ceilings, the woodwork throughout the bar areas and fireplaces, and other touches like this. At a certain time it might have felt dated, but I think it has crossed into that "scarce” category now, and one can easily appreciate its beauty and the care the original builders had.

I figured all I really need to do to the home is convert the clothesline area into a paved area for basketball for my kids and it has everything I could need.

I would prefer one extra bedroom on the top floor, otherwise the family would be spread out a little too much. The stair cases are tucked away and each story is quite seperate from the other.

But with that said, this design lends itself to possibilities such as living in one area of the home while renting out one of the other floors. AirBNB-ing one of the floors might be an option for the entrepreneurial home buyer out there who wants someone else to help pay their mortgage. Or you could simply rent out the middle floor to a long term tenant. There is completely seperate access to the lower floor, so guests or tenants could enjoy a large amount of privacy and their own balcony with incredible views.

Or you could put a few more bucks into it and just own the most incredible holiday home in the history of holiday homes. To be honest though, you could move it without spending a cent on renovations. The kitchen is modern, and the carpets are new. The home is more than liveable, despite its age.

There’s a long staircase down the side of the property that leads to the back of the block. Anyone with good sense of balance can head down to the estuary to go crabbing or exploring. The neighbours on both sides look like they love their gardening so I think you’d be joining a wonderful neighbourhood with down to earth folks around you.

I can’t stress how much you’d do yourself a favour to take a look at this home. I feel like taking a photography course just so I can figure out what lenses should be used to capture how incredible the views are from this gift-to-humanity of a home.

I’ll let you know if I end up buying it. In the mean time give Alison Hobbs from Harcourts a call (‭0416 134 623‬) if you want to take a look at what I’ve written about. It is currently listed at “Best offer over $1,199,000”.

Have a look at the floorpans on the listing too. There are countless ways to use the various rooms this home is filled with.

And if you do end up buying this home, please invite me over for cigars on the balcony, and promise me you’ll keep the beautiful ceilings.
