On The Water With A Pool In Mandurah

ABSOLUTELY SCARCE

Waterfront in Mandurah is some of the most desirable real estate in Western Australia, and finding a home with absolute waterfront AND a pool can be quite the challenge.

Ever since my youngest boy told me his dream was to have a pool, it melted my heart and I set about trying to find a home with one. We have been fortunate enough to find one and I assure you, it can’t be beat.

The fun days or nights playing in and around the pool; creating great memories with the family; doing bombies without the MARC life guards telling you off; whatever other extra curricular activities adults enjoy in the water when the kids are asleep… having a pool has been worth every cent. Even if you live right next to the beach, you have to admit that sometimes the Indian Ocean is just a tad too cold to swim in for the average person. A heated pool is a wonderful addition to have.

I realise (boy do I realise!) that there is an added cost to owning and maintaining a pool. But let’s face it, if you can afford to live on the ocean, or on the estuary, or on a canal, you can probably afford to maintain a pool.

Sometimes when I talk to real estate agents about whether or not a pool adds value to the price of a home, I get wishy washy responses. “Ah well it depends, some buyers find pools a hassle”… The implication seems to be “the house I have for sale with no pool should still be valued as much as the one with a pool”, or “don’t expect me to get extra money for your house when I sell it just because it has a pool.”

But in all my real estate research I’ve found neither of those things to be true. Nice homes with pools are hard to find, and houses with pools generally sell quickly and for a higher amount than the equivalent home sans pool. This holds true at least for the Mandurah region where the weather lends itself to lots of swimming time throughout the year, especially with basic pool heating.

I have personally found one of the hardest combinations to get hold of on the market to be homes in Mandurah on the water with a pool.

To give you an overview of what is available, I have compiled a list below of homes in Mandurah that are waterfront with a pool, currently on the market for sale (just free standing homes, not units). As you will see, the list is extremely sparse; there are precious few absolute waterfront homes with a pool available on market in Mandurah.

HOT TIP!

If you’re selling a home with a pool, make sure your agent actually includes “Pool” as a feature in the listing’s settings on realestate.com.au, so people searching for pools can actually find your home. The amount of homes where the agent doesn’t even bother to do this in Mandurah and Perth is mind blowing, and is most definitely costing sellers money.

Honestly, this is probably my favourite property that’s currently listed in Mandurah. It’s just a stunning residence, right on a canal. And the pool isn’t just a pool… it’s under a roof so the kids can swim until their heart’s content without worrying too much about being sunburned. Have a look through the images on Sauvage The Agency’s website. If it’s in your budget, this Marina home is definitely a rare find.

If it’s in your price range it’s definitely worth having a walk through to see if it meets your needs. Views are stunning, and as I write this it’s one of only 6 homes in Mandurah with absolute water frontage and a pool.
