Here are the canal homes you can buy in Mandurah under $1 million

Humans love round numbers. No idea why, but if we see something for $999,999 it feels substantially cheaper than $1,000,000.

The occasional effect of this is that you can actually get a LOT of house if you go a little over $1,000,000, but a lot of dwellings that should probably be $850,000 manage to squeeze up into the $900k’s because they still fall under that scary $1M mark.

But the opposite can occur too. Sometimes homes that should really be valued around $1.1M or 1.2 will sell for $980k because there are just so many more buyers who are willing to stay under the 7 figure psychological barrier.

But the question at hand today is whether or not you can get a canal home under $1M in Mandurah.

The short answer is yes, but they’re getting thin on the ground.

It’s a smaller block, at 348m2, but a fresh and modern looking home that appears to have used every square centimetre of the block well with its two story design. The listing describes it as a 3x3 plus study, and theatre. I wouldn’t mind having a look through this one myself tbh.

Wannanup Townhouses

The next 7 properties are all townhouses located in Wannanup in Mandurah’s south. If you’ve never been there, you have to take a drive down through the area or check out some of the home opens; it’s a little slice of Europe and one of WA’s best kept secrets. The terracotta tiled, Mediterranean-styled groups of units, including a gated island at 18 Port Quays, is just an absolute delight to holiday at or live amongst. Many of them have their own private jetty, and are also very close to Avalon Beach.

This unit is currently the lowest price point to get on the Port Quays island, at only $650k. It sits over the entrance bridge to the island, and has two balcony’s facing north and comes with its own jetty. I think it’s a lower priced than others on the island due to it being quite unique, and right at the entrance, but I personally kinda like it. It’s got character, would have far less traffic than living on Pebble Beach Boulevard in Meadow Springs, and you get to keep an eye on all your neighbours’ comings and goings… nothing says “small European Village” than that!
